The distinction between telecoms, IT and building technology is becoming increasingly blurred.

Across the UK, major providers are combining connectivity with cloud services, cybersecurity, managed IT, IoT and smart-building technology. At the same time, commercial properties are becoming increasingly dependent on connected systems – from guest Wi-Fi and hosted voice to CCTV, access control, building management systems and card-payment terminals.

This convergence is changing what businesses, landlords and property managers should expect from their connectivity partners.

Reliable internet access remains essential, but it is now only one part of a much wider digital infrastructure strategy.

Moving beyond traditional telecoms

The proposed merger between TalkTalk Business and managed technology provider ARO is a clear example of how the market is evolving.

The combined organisation is expected to bring together connectivity, networking and communications with cloud, cybersecurity and managed IT services, creating a technology group with approximately £200 million in annual revenue and more than 70,000 organisational customers.

Similarly, Vodafone Business and Tata Consultancy Services have announced a UK partnership covering connectivity, cloud, cybersecurity, artificial intelligence, IoT, network modernisation and managed services.

These developments demonstrate that customers increasingly want joined-up solutions and clear accountability across their technology infrastructure.

However, this does not mean every connectivity provider needs to become a full-service IT company.

Legacy-line migration requires more than a switch-off countdown

The transition from the UK’s legacy telephone network to digital services is another area where specialist knowledge is becoming increasingly important.

Openreach recently introduced additional support for migrating legacy services where the telephone line and broadband are supplied by different providers.

These split-provider arrangements can create complications. If the voice service is moved or the number is ported incorrectly, the associated broadband or another service using the line could be disrupted.

This situation is particularly relevant to commercial-property portfolios, where services have often been installed at different times and by different suppliers.

For example, a landlord may pay one provider for the physical telephone line while a separate company manages the broadband, alarm, lift telephone or monitoring service connected to it.

A meaningful legacy-line audit should therefore establish more than how many telephone lines appear on an invoice. It should also identify:

  • Who supplies and invoices for the physical line
  • Whether broadband is provided separately over that line
  • Whether the line supports a lift, alarm, intercom, payment terminal or monitoring system
  • Whether an existing telephone number needs to be retained
  • Which digital replacement provides the appropriate resilience

Connected buildings require connected expertise

Commercial buildings now contain an increasingly diverse range of connected systems.

A modern property may require connectivity for its tenants, reception team, guest areas, CCTV network, access control, lifts, alarms, environmental monitoring and building management systems. Hotels and hospitality venues may also need guest-room technology, conference connectivity, card-payment resilience and occupancy monitoring.

A recently published smart-building case study for the £125 million redevelopment of Fairmont Cheshire illustrates this growing complexity. The project integrates guest-room management, HVAC, lighting, occupancy data, emergency-lighting testing and fault monitoring into a centralised environment.

While the visible technology may be supplied by several different specialists, every connected system ultimately depends on the underlying network.

That network must be carefully designed to provide:

Mobile connectivity must be tested at the location

Mobile connectivity is another area where national performance data only tells part of the story.

Recent UK testing found that EE retained the strongest overall performance during the first half of 2026, achieving a UK-wide median download speed of 130.3Mbps. Vodafone also increased its metropolitan performance as the integration of Vodafone and Three continued.

National rankings can help identify suitable networks, but they cannot confirm which provider will perform best inside a particular building or at a temporary event.

Construction materials, local coverage, surrounding buildings, network congestion and the number of connected users can all affect performance.

This is particularly important when mobile connectivity is being used for:

  • Temporary event Wi-Fi
  • Card-payment terminals
  • Business continuity
  • Leased-line backup
  • Construction or development sites
  • Temporary retail and hospitality venues

For the recent Tropical Bird Show at Tynemouth Station, Fuse Telecom tested the equipment and available signal in advance, considered the number of vendors requiring connectivity and positioned access points around the event’s actual layout.

This site-specific approach provides considerably more confidence than selecting a network based solely on national coverage claims.

The network ranked best nationally may not be the best-performing network at your venue.
