From Vision to Connection: How Fuse Telecom Ltd Pre-Connected 2 Victoria Avenue, Harrogate

At Fuse Telecom Ltd, we’re all about exceeding expectations, and our recent project at 2 Victoria Avenue, Harrogate, was no exception. With a standard 90-day lead time, we pulled out all the stops to fully connect the building with a 1Gbps leased line in under 70 days!

The challenge? Ensuring Screen Yorkshire, a Leeds-based business renowned for facilitating high-profile feature films, TV productions, and industry training programs, had a live, robust connection ready for their move-in date. Their work spans local and national partnerships, supporting the creative industries in Yorkshire and beyond.

Given the complexity of their operations, Screen Yorkshire required a high-performance internet connection to handle everything from intensive data transfers to smooth delivery of their training programs. With our dedicated 1Gbps leased line, we provided a connection that guarantees reliability, ensuring their business activities run seamlessly without interruptions.

The initial enquiry came in September, with their training course set to begin in mid-January. After a site visit, we tailored a solution to their needs. With pre-installed data ports in the office fit-out, we recommended multiple access points (APs) to establish a guest Wi-Fi network - allowing non-course attendees to access the internet without compromising bandwidth for the training sessions.

The order was placed on 13th November, and with the usual December network shutdowns approaching, we worked tirelessly to ensure full connectivity by 21st January. The result? A seamless, high-speed connection delivered ahead of schedule - just in time for Screen Yorkshire to hit the ground running. What a result! 🎉👏

This project is a testament to our dedication to going the extra mile for our clients. Beyond providing connectivity, we focus on empowering businesses like Screen Yorkshire to excel in their industry and make a seamless transition into their new workspace.

Stay tuned for more behind-the-scenes stories as we continue connecting businesses with cutting-edge solutions! ⚡

Fitted Offices 2024: The Future of Workspace Design

Fully-fitted solutions are increasingly being recognised as a valuable tool to boost letting prospects, the future of workspace design. However, a wide variety of models and complexities exist that require careful consideration and expert advice for both occupiers and landlords.

A STARTING DEFINITION

In the simplest terms, fully-fitted space involves the landlord committing the finance and taking responsibility for providing the office fit-out on behalf of the tenant. Lease lengths for fitted spaces typically range from two to five years, making them well-suited to smaller occupiers. Rental levels generally fall between those of serviced offices and conventional unfitted offers.

Transactions involving fitted spaces are most common at the smaller end of the market (i.e., sub 3,000 sq ft), but there is no theoretical limit to size. Increasingly, larger deals involving fitted spaces, some exceeding 10,000 sq ft, are being completed. While the scope of the fit-out can vary, fitted spaces typically include ready-installed kitchens, furniture, elements of IT (such as AV in meeting rooms), and all the design touches tenants need upon lease commencement.

An important addition to modern fully-fitted solutions is fibre-ready connectivity. These spaces now often include a pre-installed infrastructure, that enables tenants to access an ultra-fast fibre internet connection within 24-hours of formal lease completion. This enhancement caters to the growing demand for immediate, reliable, and high-speed internet access, further increasing the appeal of fully-fitted offerings for occupiers seeking seamless transitions.

AN ATTRACTIVE OPPORTUNITY

With finance and build costs remaining elevated, a fitted space sees the initial capital expenditure shift to the landlord. With many occupiers still uncertain over their long-term space needs due to shifting working patterns and economic uncertainty, fitted space is a relatively hassle-free approach to secure a good quality workspace. It removes a key barrier to entry associated with non-fitted spaces, helping to save both time and effort.

WHAT ARE THE BENEFITS TO THE LANDLORD OF A PRE-CONNECTED FIBRE-READY BUILDING?

⚡Lettability – In addition to the marketing benefits, ready-fitted options are typically quicker to let than unfitted options, meaning lower void risks.

⚡Limited Incentives – Providing a fibre-ready building will significantly reduce the need to offer rent free incentive packages, typically down to 50% or below market incentives on Cat A space. The effective savings generated from zero/minimal incentives can be used to support the financing of the fit-out.

⚡Income Generator – For each tenant that connects to the existing building fibre connection in the building, this will significantly reduce your monthly cost - which could pay for a Guest Wi-Fi network or be reinvested elsewhere. If your building has a manned reception area or communal meeting rooms, this is a perfect solution to have.

⚡Security – The infrastructure from a fibre leased line will ensure your building is attracted by blue-chip client tenants and financial services. Other than start-up companies, a business won’t operate on a shared internet connection. They require security, fast and symmetrical speeds and SLAs – only available from a leased line connection.

All-Inclusive Leases & Leased Line Connectivity

One of the notable changes in the real estate industry is the evolving method of calculating rents. This shift is primarily driven by tenant preferences for rent structures that reflect flexible, short-term lease options.

A growing trend is the adoption of an all-inclusive system that merges rent and service charges, which were traditionally billed seperately, just like business-internet. Tenants are increasingly favouring this model as it streamlines agreements, reduces legal expenses, accelerates processes and shifts the responsibility of managing service charges to landlords.

Based on market research and discussions with agencies we work alongside with across the UK, we have identified that tenants now consider high-speed data connectivity (business-grade internet) a a fundamental amenity, alongside utilities such as gas, electricity and water. No business can operate without a data connection.

A property which is already data-ready, holds a significant advantage in the competitive market as tenants can benefit from short-term flexible lease terms, without having to worry about signing a 3-year contract with an internet provider.

By installing a leased line and ensuring the property is equipped with a high-speed internet connection before tenants move in, landlords can dramatically reduce delays. This proactive approach minimises the need for rent or rates-free periods that are often granted to compensate tenants who cannot operate their businesses due to connectivity delays (usually 90-days)!

Offering a property with a pre-installed leased line not only speeds up occupancy but also enhances the appeal to tech-driven tenants, allowing them to hit the ground running from day one. This forward-thinking investment in infrastructure helps future-proof properties, increases their marketability, and improves tenant satisfaction, ultimately leading to higher retention rates and long-term financial gains.

The Rise of ‘Plug & Play’ as a Mainstream Office Solution

In today’s rapidly evolving business environment, securing the right office space can be a game changer, whether you’re a start-up seeking move-in-ready accommodation or an expanding company entering your next phase of growth.

As demand for design-led, plug & play office spaces continues to grow, it’s clear this solution is becoming mainstream. Driven by the expanding flexible workspace market and offering a cost-effective alternative to traditional leasing, it's encouraging to see landlords adapting by ensuring buildings are equipped with leased line connectivity before tenants move in.

Since Covid-19, the shift towards plug & play workspaces has accelerated, with fully connected office solutions offering businesses of all sizes the convenience of first-day connectivity and reduced upfront costs.

As the name suggests, all you need is your device to plug in and start working from day one, (no need to find an internet provider, pay upfront contract fees, deal with costly wayleave agreements, or suffer through buffering on a basic broadband connection).

Fuse Telecom Ltd understand the importance of a Guest Wi-Fi Network in multi-tenanted buildings. It provides guests with access to a separate and private network, ensuring they don’t connect to networks that they shouldn't and helps with the running of a manned reception area and security equipment such as door alarm systems/lifts - keeping your network (VLAN) secure and private, accessible to only you and your team.

This is why we’re running a LIMITED TIME OFFER ending on 31st Aug 2024.

If you instruct Fuse Telecom Ltd to connect your building to leased line business internet by 31st Aug, the owner/tenants will benefit from the following:

⚡FREE Guest Wi-Fi
&
⚡FREE Access Points (APs)

*subject to a minimum 3-year contract*

Connected Buildings 3

How do you answer the ‘Connection Question’?

How do you answer the ‘Connection Question’?

As connectivity continues to play an increasingly important role in commercial property, businesses are no longer asking if they need reliable internet - they’re asking how quickly they can get it.

That’s the “connection question”.

It’s a question being asked by tenants, landlords and asset managers across the UK, and one that sits at the heart of how buildings are let, occupied and operated.

At the same time, businesses like Fuse Telecom are evolving to meet that demand - not just through technology, but through people. The recent associate marketing director telecom appointment UK announcement marks a strategic step in strengthening how these solutions are communicated and delivered to the market.

Why the Connection Question Matters

For many years, connectivity was treated as an afterthought in commercial property. Tenants would move into a space and then begin the process of sourcing internet, often facing delays of 60–90 days due to wayleaves and installation lead times.

Today, that simply doesn’t work.

Connectivity is now one of the most important factors when choosing office space, behind only cost and location. Without it, businesses can’t operate, teams can’t collaborate and customer experience is impacted from day one.

This shift has created a clear expectation:
👉 Buildings need to be ready before tenants arrive.

If you’re currently assessing your building’s readiness, it’s worth exploring how connected building infrastructure can transform tenant experience and reduce delays click here

A Shift in Approach

To answer the connection question effectively, the industry is moving towards pre-connected buildings — where fibre infrastructure is installed in advance, allowing tenants to access internet immediately.

This approach removes delays, improves tenant satisfaction and enables landlords to let space faster.

However, flexibility remains key.

Not every tenant wants to use the same provider, and forcing that decision can create friction in the leasing process. That’s why modern connectivity solutions are evolving to offer both immediacy and choice.

Balancing Speed and Flexibility

A strong connectivity strategy should deliver two things:

  • Day-one connectivity so tenants can move in and operate immediately
  • Freedom of choice so tenants can work with their preferred provider

This balance is what defines a future-ready building.

For businesses requiring immediate performance, a dedicated leased line connection provides secure, high-speed internet with guaranteed bandwidth and SLA-backed reliability read more

Tenants may choose a fully managed solution for speed and simplicity, or install their own connection over time. In either case, the building must be equipped to support both scenarios without disruption.

Temporary connectivity solutions also play a key role, ensuring businesses are never left offline while new services are being installed.

The Role of Trusted Partners

Delivering this level of flexibility and reliability requires more than just infrastructure - it requires expertise.

As part of the associate marketing director telecom appointment UK, Fuse Telecom has reinforced its commitment to supporting landlords, tenants and commercial property professionals with clear, strategic connectivity solutions.

Operating since 1998, Fuse Telecom has built long-standing relationships across the UK by focusing on trust, service and consistent delivery.

This experience allows businesses to:

  • Navigate connectivity challenges with confidence
  • Implement scalable, future-proof solutions
  • Ensure buildings meet modern tenant expectations

Preparing for What’s Next

Connectivity is not only about today — it’s also about preparing for future changes.

With the upcoming UK digital network transition, businesses must ensure their systems are ready for the switch away from legacy copper services.

Looking Ahead

The connection question isn’t going away - if anything, it’s becoming more important.

As digital demands continue to grow, connectivity will remain a defining factor in how commercial spaces are designed, marketed and occupied.

For landlords and businesses alike, the answer is becoming clearer:

Be ready before day one.
Be flexible in delivery.
Work with partners you trust.

Because in today’s world, no connection means no business.

Diverse Business Team Collaboration

Connectivity = Letability

The quality of your building’s connectivity is no longer a technical consideration — it’s a commercial one.

In today’s market, connectivity has a direct impact on the letability of your property.

When showing prospective tenants around a space, there’s one question that almost always comes up:

👉 “What’s the internet like here?”

It’s a simple question, but how you answer it can influence whether that tenant chooses your building — or walks away.

Why Connectivity Matters More Than Ever

Not long ago, connectivity was treated as something tenants would arrange themselves after moving in.

That’s no longer the case.

Businesses today rely on fast, secure and reliable internet to operate. From cloud-based systems to payment processing, communication platforms and security systems — everything depends on connectivity.

If a tenant faces delays getting online, it directly impacts their ability to trade.

And in many cases, those delays can be significant.

Traditional leased line installations can take anywhere from 45 to 90 days, often held up by wayleaves, infrastructure limitations or supplier lead times.

For a prospective tenant, that’s a major risk.

The Problem with “I’m Not Sure”

When a landlord or agent can’t confidently answer questions about connectivity, it creates uncertainty.

  • How long will installation take?
  • What providers are available?
  • What speeds can be achieved?
  • Will there be delays?

Uncertainty leads to hesitation — and hesitation can cost you a deal.

The more clarity and confidence you can provide upfront, the more attractive your building becomes.

From Unknown to Fully Prepared

At Fuse Telecom, we believe connectivity should be treated like any other essential utility.

When a tenant views a building, they don’t ask whether it has water or electricity — it’s expected.

Connectivity should be no different.

That’s why we work with landlords to assess and improve their building’s infrastructure, providing a clear understanding of what’s available and what’s possible.

This allows you to answer the connection question with confidence — backed by real data, not assumptions.

The Shift to Pre-Connected Buildings

Forward-thinking landlords are now taking this one step further.

Rather than waiting for tenants to arrange connectivity, buildings are being pre-connected with fibre infrastructure in advance.

This means:

  • Internet is available from day one
  • No delays for installation
  • No dependency on wayleave approvals
  • A significantly improved tenant experience

Pre-connected buildings remove one of the biggest friction points in the leasing process.

Balancing Simplicity and Flexibility

While speed is critical, flexibility remains just as important.

Not every tenant will want to use the same provider — and they shouldn’t have to.

A modern connectivity strategy allows tenants to:

  • Connect instantly using an existing solution
  • Or bring their own provider if preferred

The key is ensuring the building infrastructure supports both options seamlessly.

Temporary connectivity can also be provided, ensuring tenants are never left without service while their own connection is being installed.

A Commercial Advantage

Ultimately, connectivity is no longer just an operational detail — it’s a differentiator.

Buildings that are ready from day one:

  • Let faster
  • Attract higher-quality tenants
  • Reduce void periods
  • Deliver a better overall experience

In a competitive market, that can make all the difference.

The Bottom Line

Connectivity is no longer something tenants sort out later.

It’s something they expect upfront.

And the buildings that can confidently answer the connection question — with speed, clarity and flexibility — are the ones that stand out.

Because in today’s market:

Connectivity isn’t just infrastructure. It’s letability.
